Financial Analyst - Brickstone Partners

Location: Franklin, TN (Hybrid)

Compensation: $80k/yr - 130k/yr + Bonus

Brickstone Partners is seeking a Financial Analyst to support the VP of Acquisitions and broader investment team.This individual will play a key role in underwriting new opportunities, analyzing operating performance of existing assets, and contributing to the firm's value-add investment strategy across multifamily and student housing portfolios.

The ideal candidate brings strong analytical rigor, real estate modeling experience, and the ability to operate in a fast-paced, entrepreneurial environment.

Key Responsibilites

Acquisitions Support

  • Build and maintain detailed financial models for multifamily and student housing acquisitions.
  • Perform underwriting, sensitivity analysis, and scenario modeling for value-add opportunities.
  • Support due diligence efforts, including lease audits, market comp analysis, and review of third-party reports.
  • Assist in preparing investment memos, lender packets, and materials for internal and external stakeholders.
  • Participate in site visits and travel as needed for acquisition evaluations.
Asset & Portfolio Analysis
  • Conduct ongoing operating analysis for assets owned and managed by the firm.
  • Update operating models to reflect actual performance, budget variances, and capital improvement plans.
  • Track KPIs and provide insights to the VP of Acquisitions and leadership team.
  • Support quarterly and annual reporting needs.
Research& Market Intelligence
  • Lead or contribute to market research deliverables, including rent comps, demographic trends, and competitive positioning.
  • Monitor macroeconomic and sector-specific trends relevant to multifamily and student housing.
Qualifications

Experience & Technical Skills
  • Approximately 3+ years of relevant real estate experience, specifically in: Multifamily and Student housing
  • Acquisition modeling and operating modeling
  • Advanced Excel modeling capabilities: ability to build models from scratch.
  • Familiarity with Argus or similar tools preferred.
  • Strong financial, analytical, and quantitative skills.
  • CFA certifications is desirable, but not required
Education
  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field
Soft Skills
  • Highly organized, detail-oriented, and responsive.
  • Strong communication skills and ability to present analysis clearly.
  • Comfortable working independently in a hybrid environment with accountability for deliverables.
  • Ability to manage multiple priorities and meet deadlines.
Compensation & Work Environment
  • Base salary: $80,000-$130,000, depending on experience.
  • Bonus: Annual performance-based bonus. Health Benefits, PTO
  • Work model: Hybrid; must be local to the Franklin, TN office.
  • Travel: Required for acquisition-related activities.
